5 ways to speed up your house sale in London

Stratford Editorial 24th May, 2024   0

The London housing market moves quickly and is highly competitive, so how do you make your home stand out in such a fast-paced marketplace?

We’ve got five simple ideas for small changes that could have a big impact on how quickly you sell your home.

Increase your kerb appeal

First impressions really do count, so start with the front of the property and make sure it’s looking as inviting as possible. This could be something simple like making sure bins and recycling are out of sight and any weeds are pulled up, or you might want to take a bit more time and include some more plants or perhaps even paint your front door. A recent study found that door colour is hugely important, with homes with red front doors selling for 36% above the national average!

Do your research locally

One of the simplest ways to sell a house fast in London is to price it competitively, so do your research to see what similar properties have sold for near you and how much other houses in your street are on the market for and price accordingly. Even if you’re a fraction cheaper than next door, it could be enough to get you the viewing.

Go for neutral interiors

Although bright front doors get attention, when it comes to interiors it’s better to stay neutral as this enables people to picture themselves living in your home. You might love hot pink, but it’s not to everyone’s tastes and even though it’s superficial, a lot of people find it hard to see past bright colours or bold patterns. Invest a couple of hours with a tin of magnolia and paint over controversial colours or freshen up grubby paintwork.

Tidy up

This might sound obvious, but you’d be surprised at the number of people who don’t bother to keep their house looking tidy and clutter-free for viewings. We get that people should be able to see past that pile of laundry, but it all comes back to first impressions and wanting to create a picture of what life might be like to live in your home.

If you’re selling a vision of clutter and chaos, you’re not going to be inspiring anyone to want your lifestyle. Even if it’s a case of hiding clutter temporarily in the loft or shoving things into your wardrobe, it’s worth keeping the space as calm and mess-free as possible.

Consider all of the senses

A house viewing isn’t just about what you see, so think about how to involve all the senses. This could be something like lighting a great-smelling candle, brewing some coffee or having bread in the oven, or maybe you have some classical music playing quietly in the background or the doors and windows open to the sound of birdsong if you live in the countryside.

Take just a little bit of time to consider your home objectively and invest in some simple changes and you could have a huge impact on your sale.
